It’s the first month of 2019 and in the perfect maintenance world you might expect preventive maintenance man-hours for the year to fall somewhere between 50% and 70% of your maintenance resources and about 85% of this critical work would be completed on time. Being the New Year you’ll allocate between 20% and 30% of your technicians’ time to plan and schedule corrective work. But how do you meet these goals, the numbers against which you compare your team’s performance and benchmarks for the year?
The collection of meaningful data is the key to beginning to manage by metrics. Using quality data in several different Key Performance Indicators (KPIs) will reveal your maintenance reality, including the performance of your team.
As with any case with metrics, the final result can only be as good as the quality of the input. When compiling quality data and used correctly with the right application; it can provide a substantial value and focus to an organization. Using poor data or incorrectly built reports will tend to do more harm than good.
Consider the following;
- With a well-defined plan and attention to details, such as understanding maintenance metrics, industry standards, and the latest technology; you have most beneficial tools available to help optimize operations.
- Make sure you know what actions to take in order to improve the performance of each metric. Ask the “what” and “how”, what must be done to improve performance and how will your team do it? It sounds obvious, but surprisingly it’s often overlooked
- Keep it simple and talk about it often, a metric is only as good as the leader who draws the team to own it. Remember, too many measures could cloud the focus.
- Work orders should be retrieved by job instead of handed out each day. This allows for accurate and timely data. Supervisors will be able to point out information shortfall in a timely manner while the job is still fresh in the technician’s mind.
The overall goal is, of course, to ensure all your equipment is performing perfectly and predictably, that your plant is running smoothly with assets doing their jobs as intended. Using data analytics to measure and compare assets performance is nothing new, but today’s industry is overflowing with evolved technology like computerized maintenance management systems (CMMS) offering digital data analytics and cloud computing which will help turn data into predictive maintenance actions.
